Start by agreeing on the formula
Debt-service coverage is only meaningful when the numerator and denominator are defined. Commercial underwriting often compares net operating income with annual debt service. Some one-to-four-unit rental products use a rent-to-housing-payment calculation instead. Do not compare a gross-rent ratio with a net-income ratio as though they were identical.
Ask what the lender includes in rent, operating expenses, taxes, insurance, association dues and debt service. Establish whether actual leases, market rent, short-term rental history or another income measure controls. A favorable online calculation is not an underwriting commitment.
Run a transparent base case
In a simplified commercial-style example, annual net operating income of $30,000 divided by annual debt service of $24,000 produces a DSCR of 1.25. This means $1.25 of modeled operating income for each $1 of debt service under that definition. It is not a universal lender threshold or a statement that the property is low risk.
Verify whether the operating-income calculation already accounts for vacancy, management, repairs and reserves. Avoid omitting expenses to pass a test, but also avoid counting the same cost twice. If property taxes or insurance are expected to change after purchase, model the new amounts rather than relying on the seller’s bill.
Stress the income, not just the interest rate
If vacancy or unplanned expenses reduce that example’s net operating income to $25,000, DSCR falls to about 1.04 with the same debt service. At $23,000, it falls below 1.00, meaning modeled income no longer covers the scheduled debt service. A passing base case can therefore leave little room for an interruption.
For a single-unit rental, one vacancy can remove all rental income temporarily. For multiple units, test concentrated lease expirations and larger maintenance work. A reserve should be evaluated against realistic cash needs rather than selected solely to match a minimum closing condition.
Keep capital repairs and refinancing separate
A DSCR calculation may not capture a large roof replacement or another capital expense in the same way as routine operating costs. Build a cash reserve plan alongside the ratio. A property can show acceptable coverage and still require substantial cash from the owner.
If the loan has a balloon or an anticipated refinance, test the future balance against a lower valuation and a higher takeout rate. Current approval does not guarantee refinancing later. Examine prepayment provisions, reserve requirements and any recourse or guarantees in the actual proposal.
Compare like-for-like investment proposals
Use the same rent assumption, expense budget and payment definition for each quote. Identify whether lower payments come from interest-only periods or a different amortization rather than a lower cost. Discuss investor mortgages and commercial mortgages according to the property type and occupancy; do not assume one program fits every rental.

All figures are illustrative. The lender’s income, payment and reserve definitions control the actual underwriting calculation; property investing and financing involve risk.
